Terms and conditions:

A security deposit of 25% of the full rental due (minimum £100) is payable to confirm a booking.

Receipt of the security deposit is regarded as confirmation that all occupants agree to be bound by the terms and conditions below.

The security deposit will be non refundable in the event of cancellation.

The full rental amount plus a housekeeping deposit of £100 is due 6 weeks prior to the let, unless it is a late booking when both are due in full at the time of booking.

No reminder will be sent for payment of any balance due.  If the full rental rate plus the housekeeping deposit are not received by the due date the booking will be held to have been cancelled by the guest.  If a booking is cancelled by a guest within 6 weeks of the date of arrival a refund will only be made for the dates booked if the property is re-let on the same date and to the extent that it is at the same rate. A deduction of 10% will be made for administration costs. The £100 housekeeping deposit will be returned in the event of cancellation. Extenuating, unforeseen or unexpected circumstances will be considered on a case by case basis. 

The housekeeping deposit will be returned no later than 14 days following the end of the agreed rental period providing the property is left in the same condition as it was found and the owner's conditions of rental are complied with.

In the event of breakages or any other damage to the owner's property or possessions a charge may be made equal to the cost of replacement or repair. Any missing items will be charged at the cost of replacement.

Pets are only allowed by arrangement with the owner and pre-payment of a £20 additional cleaning charge per pet.

Coal for the fire (available Oct- Easter)  is charged at £2.50 per bucket. Money to be left at the end of guests' stay.

Maximum number of guests is 6. 

It is not permitted to sub-let any of the rooms.

No persons under 21 will be permitted to occupy or rent the property unless accompanied by a responsible adult.

The property is non-smoking.

The property requires to be left in a reasonable state of cleanliness. In particular, the kitchen should be left in good order ensuring that the cooker, oven and grill are left clean and ready for use by incoming guests and that all dishes and utensils are washed before you leave. The dishwasher should also be left empty and ready for use by the next guests.

No rubbish should be left in the property.  Outside bins should be left at the kerbside for emptying by the local authority in accordance with the schedule displayed in the cottage. 

If the coal fire has been used it should be cleaned out before guests depart.

If the BBQ has been used it should be cleaned out before guests depart.

Failure to comply with the above terms will result in an excess cleaning charge being applied at a level to be determined by the owner.

The owner reserves the right of entry at any time by herself or her representatives to effect emergency repairs and/or ensure the safety of our guests and the property.

In the unlikely event of cancellation by the owner, the owner's only and maximum liability will be to refund the full amount paid by the prospective guests in connection with the booking. 

The owner accepts no liability for the safety of the occupants or their possessions.
